BIM Beyond Geometry: The Rise of Information Management

Building Information Modeling (BIM) has transformed how Architecture, Engineering, and Construction (AEC) industry designs, coordinates, and delivers projects. But once construction is complete, the priorities begin to change. But what happens when construction is complete and the keys are handed over?

The priorities begin to change. The focus shifts from designing and delivering a building to operating and maintaining one.

Maintenance, in fact, begins the moment a building is completed. If a project has been developed using BIM and the construction team has delivered a detailed, accurate model, that information can continue to provide value long after construction is finished.

Consider a simple scenario. Six months after handover, a maintenance technician needs to service an air-handling unit. Can they quickly identify the manufacturer? Is the warranty information readily available? Where is the maintenance manual? Which replacement parts are required? When was the equipment installed, and when is its next scheduled maintenance due?

These are the kinds of questions building owners and facility managers face every day. And they reveal an important shift in the way we think about BIM.

At the center of that shift is something that has always been part of BIM, but is now taking center stage: information management.

A Different Perspective

At project handover, the primary parties involved in a building begin to change. Architects, engineers, and contractors gradually step away, while owners, facility managers, and operations teams take responsibility for managing the asset, often for decades.

During design and construction, BIM supports coordination, visualization, quantity take-offs, documentation, and decision-making. Once a building becomes operational, however, the questions become less about how the building was designed and more about how it can be managed effectively.

What assets have been installed? Where are they located? Who manufactured them? What is their expected service life? When do warranties expire? What maintenance activities are required? Where can supporting documentation be found?

These are not questions about geometry. They are questions about information. And this is where BIM has the potential to deliver value well beyond design and construction.

A Shift in Expectations

The growing importance of information management does not mean BIM itself has fundamentally changed. Rather, the industry's expectations of BIM have evolved.

A decade ago, delivering a coordinated BIM model represented a significant milestone for many projects. Today, many owners expect something more: a digital asset that continues to provide value long after construction is complete.

Buildings generate, consume and depend on information throughout their entire lifecycle. Every piece of equipment has a history, maintenance requirements, associated documentation, warranty information, and operational data.

Capturing, organizing, and maintaining that information is becoming an important part of project delivery. As a result, BIM is no longer viewed solely as a design and construction tool. It is increasingly becoming a foundation for managing information throughout the asset's lifecycle.

Information as a Deliverable

This evolution is also changing how projects are planned and delivered.

Instead of asking only Is the model complete?, project teams now are also asking: Is the information accurate? Is it consistent across disciplines? Can it support building operations after handover? Can the owner trust the data they are receiving?

Answering these questions requires more than creating smart objects within a model. It requires establishing information requirements early, maintaining consistency throughout the project, and implementing processes that ensure the quality of the information delivered at handover.

Information is no longer simply something contained within a BIM model. Increasingly, information itself is becoming a deliverable.

Looking Beyond Design

As technologies such as digital twins, smart buildings, predictive maintenance, and AI-assisted facilities management continue to evolve, they all rely on one common foundation: reliable information.

Without accurate, structured, and trustworthy data, even the most advanced technologies cannot deliver their full potential.

For BIM professionals, this represents a natural evolution of our role. We are no longer only contributing to the delivery of a building, we are also helping create and structure the information that will support its operation for years or even decades to come.

Looking Ahead

This growing focus on information management has accelerated the adoption of standards and methodologies designed to organize and exchange asset information.
